However, we are different than most property management companies...Our motto is this: Who can manage your property better than you? Well, the answer is that nobody can!! Why waste your money spending 8% to 10% monthly when you can save that money and only call someone to manage your property when the going gets rough. What if that company only charged you a small one time per cost fee to do whatever you need them to do. What we mean by this is that we are that per cost management company. Basically, you collect your rent by having your tenants mailing payments directly to you and then when you have a problem, you call the experts....which is us! Please read below for more details.

We are a full service rental sales & per cost property management firm with several years of experience servicing the West Georgia, Metro Atlanta, and surrounding areas. We offer a wide range of services including but not limited to renting out houses, marketing, property inspections, tenant screening and placements, maintenance, after hours assistance, collection and eviction for all of our managed properties.

Our services vary, so call for details. However, below are the basics and our plans are described at the bottom of this page:

Leasing/Rental Sales/Marketing: We will assist in renting your property for you. We will advertise your property on our website, theswiftchange.com and multiple websites including, but not limited to: Craigslist, Realtor.com, Backpage.com, Zillow.com, Trulia.com, Oodle.com, and more. We also use our multiple listing services: Gamls & Fmls, place real estate signs at property, and advertise in newspapers. With using us to do all of your advertising and marketing needs, you can sit back, relax, and drink that glass of wine you have been waiting on!! Cost is only $500 flat fee when we get your 1st months rent and deposit!!

Tenant Screenings: It is at our discretion to find and keep good renters. Our criteria for finding these renters is proven to keep good, clean, and quality families. We check to make sure the tenants are employed (no self employed renters), we make sure they make at least double the house payment each month (they have to be able to afford your housing), and last, we check references (good to find about previous rental history). We charge the renter $25 (you wont owe us and you get the benefit of screening your tenants free of charge).

After hours assistance: Our staff is not limited to Mon-Friday and 9 to 5. We work with tenants and property on weekends too!

Property inspections: Once per quarter is what we recomend to stay on top of your property's overall condition and when you hire us, one of our staff members will do a quarterly interior/exterior inspection of your property. We will then send you written notice of that report and detailed pictures to keep you updated! Our Service charge is only $55.

Maintenance: We have contractors already lined up for your repair needs! We will notify you with a bid from our recommended contractors. If you hire them, you basiaclly pay their parts and labor and you only pay us a $55 fee to manage these small repairs for you.

Collection and Eviction: We want your property to stay rented so that you'll remember us to market your property for rent in the future. We try to make our best efforts at collecting rent if you need us, but if we can't attain it, then we'll enforce eviction. We know Georgia landlord/tenancy laws and we can walk you through this swiftly. Our policy is rents are due on the 1st of the month, grace period til the 5th, late letters on the 6th, eviction letters on the 10th, and then finally, we process eviction/dispossesory on the 14th. With this system, we attain a 90% collection/on-time rate!! If you need us for this, again our service charge for collection and/or eviction is $55 and we charge this to the tenants.
